Vacation Rental Terms and Conditions

1. Acceptance of Terms:

By making a booking, the guest agrees to comply with these terms and conditions in full. It is recommended that you read carefully before accepting.

2. Reservations and Payments:

- Reservation: To confirm a reservation, a down payment of 50% of the total stay is required. The remaining balance must be paid at least 1 day before the start of the stay.

- Payment Methods: We accept payment by credit card, bank transfer, cash or online payment platforms.

3. Cancellation and Modification:

- Cancellation: Cancellations made more than 10 days prior to arrival date will receive a full refund less a $30 cancellation fee. Cancellations made within 10 days of arrival date will only be refunded 50% of the invoice value.

- Modification: Any changes to dates or length of stay may be subject to availability and possible rate adjustments.

4. Security Deposit:

A refundable security deposit is required upon arrival to cover possible damages or unpaid extras. This deposit will be refunded within 2 days of checkout, subject to a damage inspection.

5. House Rules:

- Occupancy: The maximum number of guests must not exceed the number specified in the reservation.

- Pets: Pets are not allowed unless otherwise agreed.

- Smoking: Smoking is prohibited in all enclosed areas of the property.

- Noise and Conduct: Guests are expected to respect neighbours and avoid excessive noise, especially between 10pm and 9am.

- No loud parties or events that disturb other guests are prohibited.

6. Guest Responsibilities:

The guest is responsible for any damage caused to property, including furniture and appliances, during their stay.

7. Limitation of Liability:

The owner shall not be liable for any accident, injury or illness occurring to guests while on the property nor for the loss of guests' personal or valuable belongings.

8. Applicable Law and Jurisdiction:

These terms and conditions shall be governed by and construed in accordance with the laws of the country or state where the property is located, and any disputes shall be resolved in the courts of such jurisdiction.
